The Search

​

A Client we helped with his NYC Condo purchase was looking for a centrally located parcel of Land Out East upon which he could build his dream home. But in a market where building lots have become increasingly scarce at any price point, we were faced with few available options. I noted an odd shaped parcel in Water Mill, that had been on the market for several years. While certain attributes, had turned off prospective buyers, I realized these would be positives for my client. For example, where others saw a long and costly driveway, my client would see a long, romantic approach to the home. And while its location between some commercial buildings and a large reserve failed to provide a neighborhood feel, the privacy it afforded was much more appealing to my client. Oh, and the price we negotiated left alot of room for additional bling for the build!.

Our client had many ideas of what his DREAM HOME would look like., but we needed something more concrete to go by as we considered properties with varying shapes and sizes - not to mention very stringent zoning regulations. As I listened to the client's vision for his dream house and asked him to share images of things he liked, I compiled these into a detailed preliminary design of the interior and exterior of the home. The resulting drawings were provided to a drafting architect so they could create the required detailed plans for approvals and construction.

During the preparation and construction phases, we helped our client to vet contractors, and with critical project management projects including his choices of finishes, fixtures, furnishings and other interior design decisions.

​

$1.75MM in Value Creation/500% return 

Our Client was able to obtain excellent construction financing whereby he only had to contribute 20% of the entire project cost - including the land purchase and the build. Appraisals as part of this loan have consistently come in above the project cost, with the most recent valuing the completed house at over $3.6MM, or about $1.75MM more than costs. That's  5X the cash our client invested over 3 years. AMAZING!
