Location: Truro & Provincetown, Cape Cod
Project: After several years of inactivity, a former banking colleague engaged me to assist in developing a strategy that would improve profit potential from building homes on the remaining 7 lots of a 16 unit vacation home development in Truro, Cape Cod. With an ongoing building boom in Provincetown, where sales prices have reached $1000/SF or more, contractor bids for construction of even a simple cape style house was coming in higher $/SF than the average sale price/SF in neighboring Truro, making it uneconomic to complete the development. A different approach was needed, which led to the consideration of modular and prefab approaches. In the end, a hybrid pre-fab/onsite approach, made possible by collaborating with a panelized pre-fab barn builder. Based on their Cape and Gambrel style structures, I have designed lot specific, custom, luxury homes with construction costs by 30-40%, and construction timelines by over 50%. And with modern, open layouts, and high-end finishes and features, all wrapped in market appropriate traditional shingle style exteriors, we expect to sell at a premium $/FT to the market as well. The first two houses will be started in Fall 2021, and should ready to list by Summer 2022 to target peak season for vacation home buyers.

Location: Water Mill | the Hamptons | NY
Project: Working with a long time client, we conducted a search for land upon which to build his dream Hamptons home. With very specific ideas for that home, it was important to put them together into a design that we could ensure would be feasible for the land options being considered.  I drew floor plans, elevations and renderings that would help him better visualize his dream and helped us to decide on the land to purchase. We settled on an oddly shaped, shy of an acre lot in the Village of Water Mill that was very centrally located and adjacent to an agricultural preserve. I negotiated a very good deal for the land purchase and the deal closed in summer 2019.

After closing on the land purchase, I have been working as a project manager to complete the home as I had designed it. An architect was hired to create the comprehensive drawings required for permits, and from which contractors could submit bids. I helped the client navigate the permitting process and vetting of contractor bids, as well as with obtaining construction financing. After reviewing the plans and market, the bank appraised the finished home at over $2.2MM, and agreed to provide 80% financing vs. that end value. With contractor bids just over $1MM and land purchase around $600K, upon completion the house stands to be worth more the $500K higher than the costs. With construction now underway, I have been working with materials and finishes selections and collaborating with the contractor as required to get the project done as quickly as possible.

Status: After delays due to the COVID-19 pandemic, permits were finally issued in the fall of 2020 and a contractor hired, with construction commencing in October 2020. The house is currently weather tight with interior finishing underway, and a target completion by mid-summer of 2021.
