How Important is staging when selling your home?



In space constrained NYC apartments, it can be most difficult to visualize how to maximize the space for the multiple purposes a buyer seeks in a home.

While staging this apartment we took into consideration that while very spacious, the open kitchen/living/dining area offered multiple opportunities for its layout, and by presenting one option that accentuates the ability for comfortable entertainment, a buyer can envision prepping and cooking dinner in the granite kitchen, while simultaneously socializing with friends and family in the living area.

To highlight the added function of two bedrooms at a price point mostly populated by one bedroom alternatives, we set up what was clearly a comfortably sized Master Bedroom in a traditional style with furnishings that a typical buyer would have to accommodate their wardrobe and personal items. And bonus second bedroom, a bright and cheerful room in its own right, does present the buyer with multiple opportunities. While it could clearly be a guest room, an office, or a child’s room, we decided the latter best served to show off the flexibility and utility of the space.

Overall, given that we were working with a blank canvas in this situation, we wanted to make the buyer see this beautiful 2 bedroom as a warm and inviting space for entertaining and family living. By making it feel like a home from the moment of first impression, this condo now stands out from the crowd. We are confident that as a result, we have maximized the value for the seller and will be able to welcome a new buyer home faster.
